Also the value should be higher than original purchase date, as a lot of neighbors are currently selling and building out sights, so should have comps in area. I'm thinking of subdividing into acres to increase value now that's it has a road.


We are planning to build out 5,000 - 10,000 sqft ft building on each parcel.  These would be suited for indoor cannabis cultivation, distribution and manufacturing.  This land is highly sought after due to its ability to be a type 7 volatile manufacturing facility.  The lease rate for these will be $2 - $2.5 a sqft per month plus NNN.  


I'm currently working with the neighbor whose developing there land as well.  I've designed a 5,000 sqft building for cultivation, distribution and manufacturing in a 3D render, that includes even the most remote details.  I've been working with there architect, electrical engineer, and  mechanical engineer to design a state of the art facility, that should be completed in November.


The city is extremely cannabis friendly and we have a great relation with the planning commission that consist of two people, that are very easy to get a hold of.  So although I have 18 years experience in cultivation and produce yields that are in the top 1% of cultivators, we hoped that by leasing the parcel we could reduce any investors risk...
